CANCELLATION POLICY

Should it be necessary to cancel the booking:

• up until one month prior to arrival date the deposit will be refunded in full. 

 

• between one month to 2 weeks prior to arrival date there is a 25% cancellation fee  (equivalent to the deposit paid).
  

 

• between 1 to 2 weeks prior to arrival date  the first two nights are non-refundable but 50%  of the remaining nights will be refunded.

 

• If a guest cancels less than one week in advance the booking is non-refundable.

Consideration will be given for any extenuating circumstances .

• The rates below are for direct bookings only (i.e. these rates have been specifically calculated to include a discount for direct bookings.  Accordingly, these rates may differ from bookings made via another website / organisation ). 
• A MINIMUM OF 2 NIGHT STAYS ARE REQUIRED for standard seasonal rates.  Thank you.
• A MINIMUM OF 3 NIGHT STAYS ARE REQUIRED for Public Holidays.  Thank you.
